The timber hybrid building with 21 freehold flats reflects the expertise of award-winning planning offices with clarity in functionality and design, material awareness and honesty.
The Sustainable Building quality seal (QNG) for climate-friendly residential buildings in the efficiency house level 40 and a DGNB certificate in gold for sustainable construction were sought from the start of planning and are now reflected in the Berlin Environmental Award.
The 2 to 4-bedroom flats, ranging from 50 to 118 sqm, can be extended to a maximum of 6 rooms with 176 sqm and thus also allow concepts for multi-generational living.
Healthy building materials, floor-to-ceiling wooden windows with triple glazing, customised fixtures and fittings and flexible room concepts round off the quality of living.

Heat is recovered from the exhaust air via exhaust air valves in kitchens and bathrooms as well as a central exhaust air system in the basement, which ensures a cosy air exchange in the residential units and channels the waste heat via a heat exchanger to provide heat.
The technical heart of VICTORIA’S NEXT beats in the technical centre. In addition to the complete system and control technology, this contains a buffer storage tank for heating and fresh water heating.
The electricity generated by the PV system installed on the roof is used to operate the system. High-quality hygienic fresh water stations are provided in each flat to heat water.

In May 2023, VICTORIA’S NEXT was chosen as the winner of the „Climate Protection Partner Berlin 2023“ competition in the “Promising and Innovative Plans” category.
A jury consisting of representatives of the organisations and associations of the Berlin Chamber of Architects and Construction, the Chamber of Industry and Commerce IHK, the Chamber of Crafts and the Association of Berlin-Brandenburg Housing Companies voted VICTORIA’S NEXT in first place. Since 2002, the alliance partners have been working together with the state of Berlin to reduce CO2 emissions in Berlin with this well-known “Climate Protection Partner Berlin 2023” competition.
